Reliable and precise data for accurate tenant billing

Salarpuria Sattva is one of India’s leading property development, management, and consulting organisations. For their new project, Salarpuria Sattva Knowledge Park, they sought to do accurate tenant billing based on exact consumption data by installing Kamstrup ultrasonic cooling meters.

When Salarpuria Sattva designed their newest commercial office project, located in HITECH City, Hyderabad, it was a top priority that they would be able to bill their tenants based on actual energy consumption. The two towers the project consists of, have their own chiller plant rooms with water-cooled chillers to ensure maximum cooling comfort for the tenants. The buildings have a total leasable area of 3.2 mn sq.ft., are fitted with the latest amenities, parking facilities, and food courts, and are backed by 24/7 security service and power backup.

Since the Salarpuria Sattva Knowledge Park will house global multinational corporations, the developer needed the tenant billing for consumption to be based on accurate data on actual consumption. Therefore, reliability, accuracy, and local experience were the main objectives when deciding who should be the cooling meter supplier for the commercial project. These objectives were created to ensure tenants will not experience any billing-related challenges and to create the best and most seamless renter experience for the tenants.

In their search for a meter supplier, Salarpuria Sattva emphasised the need for a world-renowned brand with a proven track record in the Indian market. They also decided that the meters should meet European Standard EN 1434 as this certification is a testimony to the meters’ durability and precision in challenging environmental conditions like humidity.

As a globally renowned brand with proven technical capability to deliver accurate meter data consistently, Kamstrup’s cooling meter series MULTICAL® 403 and MULTICAL® 603 delivered the prioritised objectives for this project. On top of that, the meters have double the battery life compared to competitors and have a built-in data logger where other meters had none. With these advantages, the meters became a great fit for the commercial buildings.

Another important factor was that Kamstrup already had a local presence, with meters installed in almost all major commercial buildings in the vicinity of the project. This convinced Salarpuria Sattva of the reliability of the meters. The project was completed in September 2022, with the final meter having been installed.

Billing based on actual meter readings is possible for all tenants in the commercial building with the ultrasonic meters by Kamstrup, independently of whether they span multiple floors or are housed on a floor with numerous other tenants. As the meters support various communication modules, the developer can choose the third-party billing software which fits their needs the best, and this provides seamless operation and billing service.
